Microsoft Corporation Site Acquisition Manager, Americas in Redmond, Washington

Microsoft's intelligent cloud continues to experience significant growth. A Site Acquisition Manager (SAM) is needed in the Americas (AMERS) Central & Western region, to lead negotiation and acquisition of datacenter leases and other innovative real estate solutions to enable continued expansion.

The Site Acquisition Manager, Americas is responsible for leasing and acquiring datacenter space and assessing related infrastructure in select Metros. The datacenter SAM is a regional member of the Americas team. The SAM will be responsible for performing analytics and conducting market research on targeted metros and regions, developing acquisition opportunities, negotiating commercial terms with landlords and stakeholders, and constructing and negotiating complex lease agreements and associated legal documents. This will include new Colocation leases, lease renewals, Amendments, Subordination, Non-Disturbance and Attorney Agreement (SNDA) documents and Estoppels. The SAM will work closely with our regional supply teams, engineering, Finance, construction, legal, security, networking, and operations teams throughout each project, and throughout the sequence of each transaction the SAM will be responsible for preparing and presenting periodic presentations in the form of Stage Gate and Deal Summaries prepared in collaboration with all key Stakeholders.

Responsibilities

  • Be accountable for lease execution from demand signal through to ‘go-live’ date – driving each performance metric (safety, quality, rates, schedule, cost, etc.) within critical timelines required by the business.

  • Simultaneously manage multiple lease projects and coordinate with internal team members, consultants, vendors, and external stakeholders.

  • Work with capacity (demand) planners and network specialists to understand capacity needs and site requirements in assigned metros/regions.

  • Lead cross-functional teams to evaluate, select, negotiate, and recommend leases for approval.

  • Develop high-quality metro strategies based on market expertise, within the context of time-to-market and cost efficiencies required by the business units.

  • Drive commercial terms with our lease providers in the region.

  • Work with internal Corporate & Legal Affairs personnel to drive executable lease documents.

  • Work with Finance team to conduct Total Cost of Ownership (TCO) lease or build options to recommend the most favorable strategies for assigned Metros.

  • Coordinate with our Decommissioning team on potential strategies for rolling leases into Microsoft built facilities.

  • Post Lease Execution: work with our Portfolio team to ensure that leases and associated documents are uploaded to our online tools and dashboards.

  • Issue Handover emails to all internal stakeholders after lease Execution – summarizing all critical lease terms, dates, and obligations.

  • Coordinate with our Integration and Technical Infrastructure Manager ( ITIM) team for construction activities after lease execution and prior to Ready-for-Service (RFS) dates.

  • Perform analytics and conducting market research on targeted metros and regions, and site-specific locations.

  • Support the team with reliable analytical reporting on market strategies, outlining risks for delivery (cost and timelines) and supporting the team with day-to-day activities as needed.

  • Manage or support new colocation leases and expansions, and lease renewals.

  • Work closely with our regional demand planning, engineering, finance, construction, security, networking, energy, and operations teams and with various global teams and leaders.

Qualifications

Required Qualifications

  • Bachelor's Degree in Business Management, Real Estate, Project Management, or related field AND 3+ years relevant experience

  • OR 5+ years equivalent experience.

  • 3+ years experience in datacenter lease agreements, site selection for industrial-scale projects, real estate evaluation, acquisition, development, construction, and general awareness of utility agreements, sustainable practices, and financial modeling.

Preferred Qualifications

  • Knowledge of real estate and mission critical environments (Data Centers or other Technical industry).

  • Knowledge of the Data Center industry, operators in region and market dynamics is preferred.

  • Experience in leading complex negotiations, contract formation, and contract negotiations

  • A general background in real estate development and land acquisition is a plus – with an understanding of local laws, permitting, etc.

  • General understanding of hybrid real estate solutions such as Build-to-suit, Retail, and Wholesale leases (data center a plus)

  • Proven ability to apply critical thinking in complex situations

  • Willing to travel in the AMERS region as needed (25%).

Real Estate Portfolio Management IC4 - The typical base pay range for this role across the U.S. is USD $91,800 - $178,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $117,900 - $195,000 per year.
